Why choose us
Garage conversion specialists in Sheffield
Garage Conversions Sheffield is a local service built around one job: turning the garage into a room that feels as if it was always part of the house. It starts with a free survey, where we look at the floor, the walls, the roof and the door opening, and tell you plainly what is possible.
Sheffield keeps that survey interesting. Stone-built terraces with narrow side garages, 1930s semis on steep streets and newer estates with the garage inside the house each need a different approach to the new front wall, the floor level and the insulation.
You get a fixed, itemised price before anything starts, so you can see where every pound goes. We make the Building Regulations application to Sheffield City Council, book each inspection and hand you the completion certificate at the end.
Every job is managed by us, from the first visit to sign-off, with one point of contact the whole way through.
Start with your garage
Which garage do you have?
-
An attached single garage
The most common conversion in Sheffield: the side garage on a semi or end-terrace becomes a bedroom, office or snug, with an insulated wall and a window where the door used to be.

-
An integral garage
Already inside the footprint of the house, often under a bedroom, so the shell is there. The work is the new front wall, the floor level and fire separation from the rooms above.

-
A double or detached garage
Space for two rooms, a self-contained annexe, or a garden office apart from the house, with power, heating and drainage run across to it.

How it works
Every garage conversion we manage follows the same six stages, from a free look at the garage to the certificate that proves the room is signed off.
-
01/ 06
Free survey
We visit, measure up and check the slab, the walls, the roof and the door opening, and look at where power, water and drains run.
-
02/ 06
A fixed, itemised quote
A written price, line by line, with the planning position confirmed. Nothing starts until you are happy with every item on it.
-
03/ 06
Door out, wall in
The garage door comes out, a footing goes in, and an insulated cavity wall with a window is built to match the stone, brick or render of the house.
-
04/ 06
Floor and insulation
A membrane, rigid boards and a screed bring the floor up level with the hall. Walls and ceiling get their own insulation, so the room stays warm when the wind comes off the moors.
-
05/ 06
Electrics, heating, plaster
New circuits, sockets and lights are wired and tested, a radiator is connected, and plasterers finish every surface smooth, so all that is left for you is the paint colour.
-
06/ 06
Sign-off
Building Control makes its final inspection and you receive the completion certificate, the document a buyer's solicitor will ask to see.
A straightforward single conversion is often on site for a few weeks. Doubles, kitchens and ensuites take longer.
Your garage could become
-
Bedroom
A ground-floor bedroom
A guest room, a teenager's den, or a bedroom for a parent who finds the stairs hard.
-
Ensuite
Bedroom with a shower room
A shower room in the same footprint. Where the waste pipe can run decides the layout, so it is the first thing we check.
-
Home office
A desk with a door
Daylight, wired internet and a door that closes, ten steps from the kettle.
-
Living room
A second sitting room
Somewhere for the TV, the toys or the quiet, so the main lounge can breathe again.
-
Kitchen
A kitchen-diner
Move the kitchen across, or open the garage into the room you already have.
-
Home gym
Training at home
A solid floor, fresh air and room for a rack and a bike, without the drive.

Questions
Garage conversions in Sheffield: FAQs
-
01Do I need planning permission for a garage conversion in Sheffield?
In most cases, no. Making an attached or integral garage into a room counts as permitted development for the majority of Sheffield houses. It is different for listed homes, for some conservation areas, for newer estates whose original permission said the garage must stay, and for a detached garage that becomes somewhere to live. We look up your address before you spend anything.
-
02What does Building Control check?
An inspector from Sheffield City Council looks at the foundation for the new wall, then the damp course, insulation, ventilation and fire safety, including a way out in an emergency. We submit the application and arrange each visit; when the last one is passed, the completion certificate comes to you.
-
03How much should I budget?
Published UK guide figures for 2026 put a single garage conversion at around £8,000 to £15,000 and a double at around £15,000 to £25,000. Rooms with plumbing, such as kitchens and ensuites, cost more. Your own price is fixed after a free survey; the costs page explains what moves it.
-
04How long does the work take?
For a simple single garage, expect the build itself to take a few weeks. A double, or a room with water such as an ensuite or kitchen, needs longer, and any planning decision has to come through before work begins. Your quote includes a programme for your garage.
-
05Who carries out the building work?
We do, with our own people at every stage. One person is your contact throughout, from the survey to the day the room is signed off.
-
06Our drive is steep. Is that a problem?
Rarely. Sloping drives and stepped plots are part of building in Sheffield. The floor level, the step into the house and the footing for the new front wall are all designed around the ground you have at the survey.
-
07The boiler and meters are in the garage. What happens to them?
Normally they stay put. The boiler can sit behind a tidy, removable panel or cupboard so it can still be serviced, and the meters remain accessible. Any work on gas pipes or the boiler itself is done by a Gas Safe registered engineer.
-
08Which parts of Sheffield do you cover?
The whole city, with most of our conversions in the suburbs where houses have garages: Dore and Totley, Fulwood, Stannington, Chapeltown and High Green, Handsworth, Mosborough and Halfway, Beighton and Gleadless, plus the towns around Sheffield in South Yorkshire. The survey always takes place at your home.
